Trying to Sell to Everyone
The biggest first year mistake is casting too wide a net. When you try to sell to everyone, you sell effectively to no one. Pick a niche, learn it deeply, and become the go to agent in that space. You can always expand later. Starting focused builds expertise and confidence faster.
Not Tracking Anything
If you are not tracking your activities, conversions, and income, you are flying blind. Many new agents avoid the numbers because they are uncomfortable with what they might reveal. But you cannot improve what you do not measure. Start tracking from day one, even if the numbers are small.
Spending Too Much on Tools
New agents often overspend on CRM subscriptions, course purchases, and fancy equipment before they have made a single sale. Start with free tools, upgrade only when you hit a specific limitation, and invest in tools that directly contribute to revenue. A $200 per month tech stack does not make you a better salesperson.
Neglecting Follow Up
So many new agents make initial contact, hear nothing back, and move on. They leave enormous money on the table. Build follow up into your process as a non negotiable step. Most deals close after multiple touchpoints, and the agents who persist (without being annoying) are the ones who win.
Talking More Than Listening
New agents often over prepare and then deliver a monologue when they finally get a prospect on the phone. Resist this urge. Ask questions, listen to the answers, and let the prospect's responses guide the conversation. The prospect should be talking for at least 60% of any sales conversation.
Comparing Yourself to Experienced Agents
You are in your first year. The agent who just closed a $100,000 deal has been doing this for a decade. Comparing your beginning to their middle is unfair and demoralising. Focus on your own progress. Are you better this month than last month? That is the only comparison that matters.
Going It Completely Alone
Independence does not mean isolation. Find a mentor, join a community, or connect with agents on a platform like Zepys. Learning from others accelerates your growth and helps you avoid mistakes that experienced agents have already made and moved past.
